Practical Completion achieved on five new units at Stud Brook Business Park
Plot 1 at Stud Brook Business Park in Castle Donington has reached Practical Completion, with five new trade counter, warehouse and industrial units now ready for occupation.

We’ve been working with Clowes Developments and lead contractor Roe Developments to bring this latest phase forward, having designed the units and taken them through planning consent with North West Leicestershire District Council last year. Seeing the scheme reach completion is a real milestone for everyone involved.
The five new units range from 3,234 sq ft to 4,653 sq ft and sit in a prominent position off the Castle Donington bypass, just moments from East Midlands Airport and the M1. They wrap around the existing Starbucks Drive-Thru and sit alongside the Sainsbury’s Local, helping to round out the amenity offer at the front of the business park.
A sensitive design response on a constrained site
The site’s proximity to East Midlands Airport meant a number of design and planning considerations had to be carefully worked through. Our team liaised closely with stakeholders throughout the process, with the units sensitively designed to sit comfortably alongside the existing industrial buildings on the park while meeting the practical requirements of modern commercial occupiers.
Each unit has its own level-access loading door, dedicated entrance and floor-to-ceiling double-glazed glazing — making them equally suited to back-of-house operations and customer-facing trade counter use. The scheme has achieved a BREEAM rating of ‘Very Good’ and an EPC rating of ‘A’, and has been built photovoltaic-ready, with around 10% of the roof given over to natural rooflights to maximise daylight inside.
From planning to handover

Plot 1 is the latest in a series of phases we’ve worked on at Stud Brook with Clowes Developments, part of a long-standing relationship that now spans more than 14 years. With small, high-specification units of this size still in short supply across the East Midlands, the new buildings are expected to attract strong interest from a range of trade counter, light industrial and warehouse occupiers.
